Tracing Tenants who have re-located in the UK
Tenants sometimes abandon your property without notice, or leave at the end of a tenancy without giving you a forwarding address.
If the tenant owes you money then you may need to trace them as quickly as possible so that you can start legal proceedings to recover monies or damages and compensation through the Small Claims Court. Don't forget to add the cost of your Tracing Fee to any money claims.
Our Tenant Tracing Service is a no find, no fee* service which will trace your tenant residing anywhere in the UK.
We are confident that our advanced methods will bring success, so much so that we will refund your fee in total* if we are not successful.
The Standard Trace Service fee is £75 plus VAT
We actively pursue your tenant and locate them as quickly as we can. However, you should understand that when people move it can take a little while for them to establish a new "footprint" in a new location.
We have a 95% plus success rate because we continue to do searches until the tenant is traced or we establish, on rare occasions, that it is not possible to trace them. In these instances we have usually lost money because it costs us every time we do a check. However, we always return the fee in this situation*.
If you have not already done so, you will need to register for a User Account with TenantVERIFY®.
Go to the Tenant Tracing link and complete the secure on-line form.
Help us to help you by providing as much information as possible. If your tenant completed a tenancy Application Form you should have more than enough information to help us trace your tenant. If not, just give us as much information as you can.
Finally, when you submit the form you will be directed to our secure on-line payments system with our bank - PaySafe®.
*Read our Terms and Conditions: Refunds on Tenant Traces are subject to (1) you supplying us with accurate information on the individual concerned, (3) giving sufficient time for us to conduct the trace (up to 3 months) and (3) you applying for a refund within 30 days of or conclusions or receiving our report. On no account should you commence legal proceedings against a traced individual without first verifying their identity.
